Hello and Welcome to Good News Friday! Today is Friday February 22nd 2008. My name is Bruce Karasik.

Buy a home with no money down today? Yes you can. We are working with lenders today that will still provide 100% financing of your next home. And they will let us negotiate with the seller to pay all or most of your closing costs. If you have good credit, a stable job or business, and you can provide documentation of your income that meet the lender’s requirements; then you can buy your home today even if you do not have the money for a down payment or wish to keep the cash that you would have used for a down payment.
These loans are for people who do not have the down payment to buy a home or for buyers who have the cash to make a down payment but would rather invest that cash or keep it to use as reserves. Some additional good news there is no private mortgage insurance required on these loans either which saves you hundreds or thousands of dollars each year. These loans are available in 30 year fixed products, long term or short term interest only products and have very competitive interest rates, currently in the low to mid 6 percent range. Sometimes buying a home with nothing down and having the seller pay for your closing costs, is much smarter than renting and having to pay first Month’s rent, last month’s and a security deposit and have nothing to show for it.
Remember you have to qualify for these loans but they are available to you and may be a perfect solution for many home buyers. For some of you who were thinking of renting for a while it may be worth sitting down with us to determine if these loan programs would work for you.
