Who is Happy in Today's Real Estate Market? (Part 1 Of A 4 Part Series)
Hello and Welcome to Good News Friday! Today is Friday January 4th 2008. My name is Bruce Karasik.
Each week we bring you good news and positive developments in the Real Estate Market, Mortgage Market, in our economy and our country. In future shows, you will be hearing interviews with key people in the industry from real estate and mortgage experts to economists and other well known business leaders.
In every Real Estate market, there are always those groups of people who find a way to benefit, thrive and prosper. No matter if Real Estate is up or down, or if interest rates are up or down, they act in way that is of benefit to them. Who are these groups and what do the have in common? In this first of a 4 part series I will talk with about this first happy group. Well one thing that each group has in common is they all have great advisors and consultants on their team. People they trust to give them direction and a strategy and then they act on that advice.
So who are those people today and what are they doing to thrive in today’s Real Estate Market? How do they do it?
I am going to talk about four groups of people in the coming weeks that are very happy in today’s Real Estate Market. The group I am going to talk about today is:
Move-Up Buyers- These are buyers and sellers who have decided to move to a bigger, newer, or higher priced home. They may have outgrown their current home or have built up equity over the last several years and are now ready to move up. This group is very happy in today’s Real Estate Market. Why are they so happy? Higher priced homes have declined in value over the last year more than lower price homes. So if a home owner sells their home that was once worth $900,000 for $850,000 and buys a home that was once $2,000,000 and is now only 1.8 million. They have not lost $50,000, they have made $150,000 because the higher priced home has dropped $200,000 and the lower priced home has dropped only $50,000. Combine that with record low interest rates and our Move up buyers clients are a very happy group right now.
But the key to their success again is having the right advisors and consultants in place so they can have the right strategy.
