Hello and Welcome to Good News Friday! Today is Friday January 11th 2008. My name is Bruce Karasik.
Each week we bring you good news and positive developments in the Real Estate Market, Mortgage Market, in our economy and our country. In future shows, you will be hearing interviews with key people in the industry from real estate and mortgage experts to economists and other well known business leaders.
In every Real Estate market, there are always those groups of people who find a way to benefit, thrive and prosper. No matter if Real Estate is up or down, or if interest rates are up or down, they act in way that is of benefit to them. Who are these groups and what do the have in common?
Last week we started our 4 part series on who is happy in today’s Real Estate Market. I talked to you last week about how move up buyers are in a position to thrive and are very happy in today’s Real Estate Market. Today, in part 2 of our 4 part series I will talk you today about another happy group. This group is Real Estate Investors. Why are Real Estate Investors so happy in today’s market?
Anyone who buys a home is technically an investor. The group I want to focus on today are investors who are buying homes today, not to live in, but for a profit. They buy homes and rent them out with the intention of building up equity and securing long term financial security.
With our recent adjustment downward in home prices, and demand, there are fewer buyers to compete with, there are more and more very motivated sellers who are willing to discount the price they would have sold their home for in a market that was rapidly appreciating. With Inventories of homes to choose from still high, investors have are more and more choices to find the best location, condition and price. In the old market homes were selling so fast that investors did not have the time, the selection or the price options. But wait it gets better for investors, with interest rates at the lowest in the last 2 years, the mortgage interest they have to pay has also dropped. And it gets even better for investors, with the adjustment downward in number of buyers purchasing homes, more people are renting homes. That has caused rental prices to soar.
The bottom line for Real Investors today are more choices, better prices, lower interest rates, and higher rents they can charge, all pointing to positive cash flow and profit.
But the key to their success again is having the right advisors and consultants in place so they can have the right strategy.
